How important is a body corporate inspection report?

A Body Corporate inspection report can be the difference between buying with confidence and buying blind. Most purchasers rely on the information a sales agent provides, but that information is not independently verified, and gaps in it can be costly. Without a report, you risk acquiring a property with undisclosed defects, inadequate insurance or sinking fund provisions, upcoming special levies, or a car park you assumed was allocated to the unit that is not.

When you are buying a lot in a Body Corporate scheme, you are not just buying the unit. You are buying a share in the common property, including things like car parks, gardens, tennis courts and swimming pools, and a share in the Body Corporate’s financial position and any disputes or litigation it is involved in. Buyers need to be well informed about the differences between living in a normal residential house and the rights and responsibilities of Body Corporate living. Apart from the by-laws owners have to abide by, there are levies payable quarterly or monthly. These levies fund the maintenance of common property and shared expenses, such as common property lighting, pool maintenance and lift maintenance.

Owners co-own the common property with all other owners and share responsibility for ensuring administrative and financial matters are handled in a way that avoids issues down the track. For example, failing to maintain common property can result in a special levy. It is important that owners stay across what is discussed by the committee and have their say by voting at annual meetings. If you do not get involved, you are effectively allowing others to control the success and harmony of your investment.
